Panel 1: We find ourselves at the condo. Jim likes it because there are no stairs to climn and no lawn to mow while Elly marvels at how new it is.
Panel 2: We find her carrying a painting when she talks about howw modern it is. Jim allows how it'll take a while to make the place look like it's theirs.
Panel 3: As if in answer to this, Elly says that Marian wants the velvet owl painting she's holding hung up in the front hall (probably like it was in the old house).
Panel 4: Phil looks at it and thought-bubbles that it's a start.
Summary: He has five and a half years before the house gets even emptier and two more before he finally gives in to Elly's demands to move to Milboring so he can be ignored closer to home. He probably shouldn't do too much to personalize the place. Also, Lynn's mother's taste is being slammed.
