When a discouraged Phil is cajoled into looking at the house he ends up buying, he's gobsmacked when the current owner makes a comment about getting his mother dressed for company.

(Strip Number 5168, Original Publication Date: 1989-08-03)

Panel 1: Having left the House Of Cat Urine, Georgia expresses her discouragement with the process of home buying; Phil tells her to see the second house on their list.

Panel 2: When Georgia says that she likes the look of the place, Phil tells her not to get her hopes up....probably because he's sort of thinking that he has to pay the whole $185,000 on the spot instead of paying $300/month.

Panel 3: When he gets to the door, he tells the current owner that he and Georgia are the couple the real estate agent phoned about and asks if they can see the house. The man welcomes them in.

Panel 4: Phil goes all deer in the headlights because the man (whose name turns out to be 'Nigel') tells his wife Agnes to get his mother dressed because they've got company because the horrifying prospect of seeing a ninety year old woman bare-ass naked has just been made a possibility.

Summary: The baffling thing about this is wondering what exactly is the joke. Does it surprise anyone that there are elderly, housebound people in the world? If so, does it still amuse them given that said someone IS an elderly person being coddled by family?
